4) The roof shingles are a 30 year architectural composition shingle. Evidence of hail and high wind damage such as, significant pock marks and granular loss was found on the shingles throughout the roof. A licensed roofing contractor further evaluate the roof shingles for the cost of repairs and/or replacement cost options. SPECIAL NOTE: There was a huge hail, rain and wind storm in the Alamogordo area in 2017 or 2018 that caused significant damage and roofs had to be replaced. Recommend consulting with the property owner about this roof condition. Property owner should consider contacting their Homeowners Insurance Company for further evaluation of hail and wind damage for a possible insurance claim..

5) Vegetation such as shrubs and/or vines are in contact with the metal roof for covered deck. The vegetation may prevent rain from flowing off the roof easily and cause damage to the roof. Vegetation should be pruned and/or removed as necessary to maintain a one foot clearance between it and the structure's exterior.

6) The solar panels prevent a full inspection of the roof shingles. As a result this area is excluded from the inspection.

11) The air filter is missing for the heating and air conditioning system. As a result, unfiltered air will flow through the system, and the heating equipment life and the indoor air quality may be reduced. Correctly sized filter(s) should be installed on the furnace as necessary

12) The retainer clips are broken and/or missing the secures the bottom panel door of the furnace in place. The furnace panel is being held on by a wedge.

13) Heating and Air Conditioning system was tested and appears to be in working condition. Heat temperature, A/C temperature and air flow was verified to each room register. NOTE: We verified temperature and air flow at each register but do not include every picture of each register, only a few sample pictures to show system is in working condition.

15) Testing the water softener filter system is not part of this inspection. However, we do check for leaks on connections and no issues were noted today.

16) Sprinkler system is not part of this inspection. Recommend consulting with the property owner to verify sprinkler system is in working condition and if possible familiarize client with systems operation.

17) Washer and Dryer are not part of the inspection. Recommend consulting with the property owner to verify they are in working condition, if they stay with the sale of the house.

18) The particle board subflooring in the crawlspace in the area under the washer and water heater closet has water damage, deterioration and is cracked. SPECIAL NOTE: See Interior Page for additional information and Sellers Disclosure about previous water leak. Also, the electrical receptacle in this area is loose and not securely attached risk. Recommend having a qualified contractor further evaluate the floor in this area for cost of repairs and make repairs where necessary.

19) We have included the following pictures to show the type of foundation construction blocking pier supports, floor insulation and underbelly barrier liner. Everything that was viewed appears to be in good condition, except for the defects as previously mentioned.
20) The dishwasher is excessively noisy. A qualified appliance technician should evaluate the dishwasher and repair as necessary, or replace the dishwasher if necessary.

21) Right rear stove top burner is inoperable. A qualified appliance technician should evaluate and repair as necessary.

23) Water supply shut off valves below both bathroom sinks and the shut off valve for the main bathroom toilet are corroded and/or seized up (can't turn handles). Standard plumbing practices require all plumbing fixtures to have individual water shut off valves that are functional. For example, if any plumbing fixture should leak, water can be turned off at fixture without turning whole house off until repairs are made. A licensed plumber should make repairs as necessary so the shut off valves are operational or replace the shut off valves if necessary.

24) The main bathroom sink drain leaks. The sink stoppers are seized and inoperable on both bathroom sinks. Repairs should be made by a licensed plumber as necessary.

25) The master bathroom sink drains slowly. Drain should be cleared as necessary, and by a licensed plumber if necessary.

26) Caulking is missing and/or showing signs of deterioration where the bathtub meets the surround enclosure. Caulking should be reapplied where necessary to prevent water intrusion and damage to the wall structure.

27) Water stains and/or minor water damage was found in the shelving or cabinet components below the master bathroom sink. The client(s) should evaluate and consider having repairs made.
28) The living room floor electric receptacle and/or the box it is installed in is loose and/or not securely anchored. Wire conductors may be damaged due to repeated movement and/or tension on wires, or insulation may be damaged. This is a safety concern due to the risk of shock and fire. A licensed electrician should make repairs as necessary.

29) Batteries in all the smoke alarms should be replaced after taking occupancy, and annually in the future.

31) Minor cracks were found in ceilings and walls in one or more areas. They are not a structural concern, but the client(s) may want to repair these for aesthetic reasons.

32) The living room ceiling fan wobbles during operation. A licensed electrician should make repairs as necessary.

33) The southwest bedroom closet and the master bedroom doors will not latch when closed. Repairs should be made as necessary. For example, aligning latch plates with door handle latch bolts.

34) Minor stains were found in the southwest bedroom closet, the southeast bedroom closet, and laundry room ceiling areas. However, no elevated levels of moisture were found. The stains may be due to past roof leaks. Recommend asking the property owner about this, and monitoring the stained areas in the future, especially after heavy or prolonged rain. If elevated moisture is found in the future, a qualified contractor should evaluate and repair as necessary.
