Grounds
1)  Significant amounts of standing water or evidence of past accumulated water were found at one or more locations in the yard or landscaped areas, and no drain was visible. If evidence of past water was found (e.g. silt accumulation or staining), monitor these areas in the future during periods of heavy rain. If standing water exists, recommend that a qualified person repair as necessary. For example, installing one or more drains, or grading soil.
Exterior and Foundation
3)  A soffit cover was found to be missing in one or more areas. This condition can expose attic spaces to pests and moisture intrusion. Recommend repair or replacement to restore proper enclosure and prevent potential damage.
4)  Vegetation such as trees, shrubs and/or vines was in contact with or close to the building exterior. Vegetation can serve as a pathway for wood-destroying insects and can retain moisture against the exterior after it rains. This is a conducive condition for wood-destroying organisms. Recommend pruning, moving or removing vegetation as necessary to maintain at least 6 inches of space between it and the building exterior. A 1-foot clearance is better.
Garage or Carport
5)  The auto-reverse mechanism on one or more automatic openers for garage vehicle doors was inoperable. This is a potential safety hazard. A qualified contractor should evaluate and repair as necessary. For more information on garage door safety issues, visit:

Electric
6)  One or more ground fault circuit interrupter (GFCI) devices protecting receptacles at the kitchen, bathroom(s), full bath, master bath and/or garage wouldn't trip when tested. This is a potential shock hazard. Recommend that a qualified electrician evaluate and repair as necessary.
7)  Smoke alarms were missing from one or more bedrooms and/or from one or more hallways leading to bedrooms. Smoke alarms should be installed as necessary so a functioning alarm exists in each hallway leading to bedrooms, in each bedroom, on each level and in any attached garage. 8)  Wire splices were exposed and were not contained in a covered junction box. This is a potential shock or fire hazard. Recommend that a qualified electrician repair per standard building practices. For example, by installing permanently mounted junction boxes with cover plates where needed to contain wiring splices.
9)  Extension cords were being used as permanent wiring at one or more locations. They should only be used for portable equipment on a temporary basis. Using extension cords as permanent wiring is a potential fire and shock hazard, and indicates that wiring is inadequate and needs updating. Extension cords may be undersized. Connections may not be secure resulting in power fluctuations, damage to equipment, overheating and sparks that could start a fire. Recommend that a qualified electrician repair per standard building practices and eliminate extension cords for permanently installed equipment.
10)  One or more electric receptacles and/or the boxes in which they were installed were loose and/or not securely anchored. Wire conductors can be damaged due to repeated movement and/or tension on wires, or insulation can be damaged. This is a shock and fire hazard. Recommend that a qualified electrician repair as necessary.
11)  The light fixture in one or more long hallways was controlled by a single switch at one end. This is a safety hazard due to inadequate lighting. The light should be controlled by 3-way switches at each end of the hallway so it can be easily operated at both ends. Recommend that a qualified electrician repair per standard building practices.
12)  One or more cover plates for switches, receptacles or junction boxes were missing or broken. These plates are intended to contain fire and prevent electric shock from occurring due to exposed wires. Recommend that a qualified person install cover plates where necessary.
13)  One or more wall switches were broken or damaged. Recommend that a qualified electrician replace wall switches as necessary.
Plumbing / Fuel Systems
17)  An unterminated discharge pipe was observed draining water directly into the backyard. This condition may contribute to soil erosion, water pooling, or potential foundation concerns. Recommend evaluation and redirection of discharge to an appropriate location.

Unable to locate the water pump during the inspection. Recommend follow-up with homeowners to confirm its location and verify proper operation.
Water Heater
19)  A modified electrical connection was noted at the water heater. This may not conform to current safety standards or manufacturer specifications. Recommend further evaluation by a licensed electrician to ensure safe and proper installation.
Heating, Ventilation and Air Condition (HVAC)
21)  One or more heating or cooling ducts were lying on the ground. Ducts should be supported (typically with straps or hangers) so that they are not in contact with the ground and subject to damage from moisture. Recommend that a qualified HVAC contractor evaluate and make repairs as necessary so ducts are suspended per standard building practices and are not in contact with the ground.
Kitchen
22)  The range could tip forward. An anti-tip bracket may not be installed. This is a potential safety hazard since the range can tip forward when weight is applied to the open door, such as when a small child climbs on it or if heavy objects are dropped on it. Anti-tip brackets have been sold with all free-standing ranges since 1985. Recommend installing an anti-tip bracket to eliminate this safety hazard. For more information, visit:

23)  The dishwasher was noisy or vibrated excessively. Recommend that a qualified specialist evaluate and repair or replace as necessary.

Unsecured
24)  4 cooktop element(s) were inoperable. Recommend that a qualified person repair as necessary.
25)  Cabinet hardware such as hinges, latches, closers, magnets or pulls were loose, missing or damaged at one or more cabinet drawers, doors or turntables. Recommend that a qualified person repair as necessary.
26)  The oven light was inoperable. Recommend replacing bulb or that repairs are made, if necessary, by a qualified person.
Bathrooms, Laundry and Sinks
27)  The exhaust fan at location(s) # was noisy or vibrated excessively. Moisture may accumulate and result in mold, bacteria or fungal growth. Recommend that a qualified person clean, repair or replace fans as necessary.
28)  The wall by the shower at location(s) # was water-damaged. Recommend that a qualified person repair as necessary.
29)  The bathtub drain stopper mechanism at location(s) # was missing. Recommend that a qualified person repair or replace as necessary.
Interior, Doors and Windows
30)  One or more windows that were designed to open and close were stuck shut. Recommend that a qualified person repair windows as necessary so they open and close easily.
31)  One or more walls were damaged. Recommend that a qualified person repair as necessary.
32)  Some interior door hardware () were damaged. Recommend that a qualified person repair or replace as necessary.
33)  One or more interior doors were sticking in the door jamb and were difficult to operate. Recommend that a qualified person repair as necessary. For example, by trimming doors.
34)  Lock mechanisms on one or more windows were difficult to operate. This can pose a security risk. Recommend that a qualified person repair as necessary.
