3) - Please see attached lab results above from InspectorLab for spore counts, types of mold captured and description of mold. These results are based on limited testing done by the inspection company dated on the date of this report.
4) - Based on the limited lab testing and site information presented/observed, mold remediation in this area is not recommended at this time.
The assumptions are based upon the information provided and inspection conducted on the date of this report only.
Testing and assessment of all areas of a home under proper testing conditions is required to assure acceptable conditions through the entire building envelope. Consider having your testing professional conduct a full testing protocol if you have concerns about mold contamination.
Many people are sensitive to mold even at very low or passing levels. If one of the occupants of the building is such an individual or if there are any health concerns, please take the test results and assessment to a medical professional specializing in human exposures to mold. Be sure to avoid mold conducive conditions in this building and any other occupied building.
Conditions were found that are conducive to increased moisture levels: Yes
9) Repair/Replace - Some sections of siding and/or trim were damaged and/or deteriorated. This may increase moisture in the building. A qualified person should repair, replace or install siding or trim as necessary.

11) Repair/Maintain - Vegetation such as trees, shrubs and/or vines was in contact with or less than one foot from the building exterior. Vegetation may retain moisture against the exterior after it rains and increase moisture in and around the building. Vegetation should be pruned and/or removed as necessary to maintain a one foot clearance between it and the building exterior.
12) Repair/Maintain - The exterior finish in some areas was failing. This may increase moisture in the building. A qualified contractor should prep (pressure wash, scrape, sand, prime, caulk, etc.) and paint or stain areas as needed and as per standard building practices.

13) Repair/Replace, Evaluate - One or more active roof leaks were found. This may increase moisture in the building due to water infiltration. A qualified contractor should evaluate and repair as necessary. Due to lack of rain, basing this on the evidence presented to the inspector by the occupant and the physical evidence.
14) Repair/Replace, Evaluate - Substandard repairs and/or installation were found in some sections of the roof surfaces. This may increase moisture in the building due to water infiltration. A qualified contractor should evaluate and repair as necessary, and as per standard building practices.
15) Repair/Replace, Evaluate - Some flashings at roof penetrations were deteriorated. This may increase moisture in the building due to water infiltration. A qualified contractor should evaluate and repair as necessary.
16) Repair/Replace, Evaluate - The roofing shingles and trim were damaged or deteriorated in several areas. This is conducive to water intrusion into the home which can contribute to mold growth. Suggest a licensed roofing contractor evaluate and repair or replace as necessary.
17) Repair/Replace - Many gutters were damaged. This may increase moisture in the building due to water infiltration. A qualified person should repair as necessary.
18) Maintain - Debris had accumulated in one or more gutters. This may increase moisture in the building due to water infiltration. Gutters may overflow and cause water to come in contact with the building exterior or make water accumulate around the foundation. Gutters should be cleaned now and as necessary in the future.
19) Maintain - Moss was growing on the roof. As a result, shingles may lift or be damaged. Leaks may result and/or the roof surface may fail prematurely.This may increase moisture in the building due to water infiltration. Efforts should be taken to kill the moss during its growing season (wet months). Typically zinc-based chemicals are used for this, and must be applied periodically. 20) Monitor - Stains were found in one or more areas on soffit boards. This may indicate that leaks occur during periods of rain. This may increase moisture in the building due to water infiltration. A qualified contractor should evaluate and repair if necessary.
21) - Extensions such as splash blocks or drain pipes for one or more downspouts were missing. Water can accumulate around the building foundation or inside crawl spaces or basements as a result. Recommend that a qualified person install, replace or repair extensions as necessary so rainwater drains away from the structure.
22) Repair/Replace, Evaluate - Toilets in one more bathrooms were loose. This may increase moisture in the building. A qualified contractor should remove the toilet(s) for further evaluation and repair as necessary. A new wax ring should be installed and toilet(s) should be securely anchored to the floor to prevent movement and leaking.
23) Repair/Replace - One or more leaks were found in plumbing drain lines in kitchen(s). This may increase moisture in the building. A qualified contractor should repair as necessary.
24) Repair/Maintain - The caulk around one or more tubs and/or showers was deteriorated. This may increase moisture in the building. A qualified person should repair as necessary.
25) Repair/Replace - One or more bathrooms with a shower didn't have an exhaust fan installed. This will significantly increase moisture in the building. Even if the bathroom has a window that opens, it likely does not provide adequate ventilation, especially during cold weather when the window is closed. A qualified contractor should install exhaust fans as per standard building practices where missing in bathrooms with showers.
26) - Stains were visible in the ceilings andno elevated moistue was detected. Suggest owner monitor these areas for changes
27) - Vinyl flooring in the bathroom at location(s) #B was curling. Water can damage the sub-floor as a result and this can be conducive to wood destroying organisms and mold growth. Recommend that a qualified contractor replace or repair flooring as necessary.
