Exterior and Foundation
9) Safety, Repair/Replace -  Flashing was missing from above deck ledger boards. This can cause moisture to accumulate between the ledger board(s) and the structure. Rot may result in this area and cause the ledger board fasteners to fail. The deck may separate from the structure in this event and poses a significant safety hazard. A qualified contractor should install flashing above ledger board(s) where necessary. 10) Repair/Replace -  The perimeter grading around the structure was relatively flat or sloped slightly down towards the home. Recommend grading soil so it slopes down and away from the structure. The grade should drop at least 6 inches within the first 10 feet.

It is common for newer homes to have settling of the exterior soil especially the first several years. Recommend monitoring and adding new soil as needed.

Kitchen / Appliances
22) Repair/Replace -  The bracket that attaches the dishwasher to the underside of the countertop was loose, missing or installed in a substandard way. Repairs should be made as necessary, such as installing or reinstalling the bracket, and by a qualified contractor if necessary.
Electric service and Branch Wiring
32) Safety, Repair/Replace, Evaluate -  One light fixture(s) was/were loose or installed in a substandard way. Recommend repairs as necessary so light fixtures are securely mounted.

Heating and cooling
40) Safety, Repair/Replace, Evaluate -  The furnace or boiler flames pulsed on and off 3 times when first starting. This may be caused by excessive combustion air, defective burners and/or low gas flow. A qualified heating and cooling contractor should evaluate and repair as necessary.

41) Repair/Replace -  Drywall dust, and construction debris such as sawdust usually accumulates in heating/cooling ducts during new construction and flips of properties. The drywall dust in particular can reduce the life of the furnace or air handler if left to circulate. Recommend having a qualified contractor clean the ducts.

51) Repair/Replace, Evaluate -  The kitchen sink drain had an active leak. For example, at pipe fittings and/or junctions between pipe and sink. Recommend evaluation and repair as necessary.

70) Repair/Replace -  The check valve was not working on the sump pump's discharge pipe. As a result of this water in the discharge pipe was flowing back down into the sump tank after the pump shuts off. Recommend replacing the check valve. Crawl space
77) Repair/Replace -  The vapor barrier needs repair. Exposed soil was found in some areas. This is a conducive condition for wood destroying insects and organisms due to the likelihood of water evaporating into the structure from the soil. A qualified contractor should make repairs as necessary so no exposed soil exists. Standard building practices require the following:
  • The soil below the vapor barrier should be smooth and free from sharp objects.
  • Seams should overlap a minimum of 12 inches.
  • The vapor barrier should lap up onto the foundation side walls.

  • Better building practices require that:
  • Seams and protrusions should be sealed with a pressure sensitive tape.
  • The vapor barrier should be caulked and attached tightly to the foundation side walls. For example, with furring strips and masonry nails.

Garage
90) Safety, Repair/Replace, Evaluate -  Wall and/or ceiling surfaces between the attached garage and interior living spaces had gaps, holes, or missing or inadequate surface materials. These surfaces are intended to prevent vehicle fumes from entering living spaces, and to slow the spread of fire from the garage to living spaces and spaces above those areas. Recommend evaluation and repairs as necessary so the attached garage wall and ceiling surfaces that adjoin living spaces are tightly sealed and fire rated as per standard building practices. Typically these surfaces require a one-hour fire rating.
