Roof
3) A ridge shingle had been peeled back at one end of the roof ridge. Recommend that this shingle be replaced or repaired to avoid future water intrusion at this roof location.

Garage
5) There were a couple electrical outlets that appeared to test open-hot. This means that the hot wire is not connected to the power supply. The ground and neutral may still be connected. If so, Recommend that a licensed electrician repair these outlets to their normal condition of operation.
6) The manual vehicle door locking bar at the side of the door would not fit through the locking opening in the side rail. Recommend repairing the manual lock bar so it can fit through that opening so the vehicle door can be manually locked if needed.
7) The roll-up vehicle door operated as required initially as did its auto-reverse function. When the Inspector manually closed and reopened the vehicle door the mechanized door opener no longer responded to close it. It was subsequently closed manually after attempting to reset the opener at the closer control panel using the learn control. the opener remained nonresponsive. Recommend asking the builder to reset the door opener to standard operation. Lacking that, recommend calling Lift Master for instructions on resetting the opener.

Basement
13) The stairs to the basement had gaps on both sides between the walls and the steps. Recommend having these gaps filled or covered for safety and cosmetic reasons.
14) The basement stairs and light switches were inoperable when the GFCI at the far end of the basement was tripped. It is not known why this was done this way. While this is not a defect per se, recommend having a licensed electrician reroute the light switch wiring so that the basement and stair lighting protection is more clearly provided, if needed.

Water Heater
16) The water heater did not have earthquake straps or struts installed. This is a potential safety hazard in the event of an earthquake due to the risk of the water heater tipping over, or electric wiring being damaged if powered by electricity. Leaks can also occur in water-supply pipes. Recommend that a qualified person install earthquake straps or struts as necessary and per standard building practices.
17) The water heater was installed in an unheated space on a concrete floor and was not resting on an insulated pad. The bottom of the casing is likely to rust, and energy efficiency may be reduced. Recommend installing an insulated pad under the water heater.

Plumbing / Fuel Systems
20) The sump pump and sewage pump were closed with fastened covers and neither could be accessed to test. Recommend asking the Builder about their operation and getting their User Manuals for future reference.

Kitchen
22) No air gap was visible for the dishwasher drain. An air gap is a device that makes the drain line non-continuous, and prevents waste-water backflow from entering the dishwasher, and possibly flooding out of the dishwasher if/when a siphon occurs. Some newer dishwashers have this device built in. Recommend determining if an air gap device is built in to this brand and model of dishwasher (e.g. review installation instructions). If not, or if this cannot be determined, then recommend that a qualified contractor install an air gap per standard building practices, if necessary.

Wood Destroying Organism Findings
27) A small wasp nest was present on the inside of an outer corner of the deck covering. Recommend having that a qualified person remove the nest.
