Sherlock Home Inspection is owned and operated by Curt Rolff. Curt got his start in the home construction industry as a Roofing Specialist for a local Fresno roofing company. He perfected his trade for nearly 10 years. He then worked on the commercial side as a special services agent, working with many different companies in construction, specializing in custom orders and installations.
Curt attended Contractors State License School, had the fortunate opportunity to work along a pioneer in the local home inspection industry, and has been certified by the largest trade organization supporting home inspectors.
Reporting Style: Inspections require 1.5-3.5 hours to perform. The report is provided within 24 hours and is a comprehensive report which includes, but not limited to, visual (pictures and labels), easy to consume and study information about the home and property, and has a summary of issues only in the back pages. It arrives in an email and comes with as much explanation and description as it takes for each buying team. At this point, the buyer, or seller, can determine their next move. If the buyer is hiring Sherlock Home Inspections, the report will only go to the buyer and their real estate agent.
It is next to impossible for a home inspection report to come back clear of issues. Expect there to be some defects, some that may matter, some that will not. To work through the report, work with a real estate agent who is an experienced negotiator and has a prepared strategy for post-inspection setbacks.
