The scope of my inspection is a visual observation of the building, components, and systems. It is limited to the readily accessible and visible areas and the systems identified as follows:

Site/Grounds, Structural System/Foundation, Exterior, Roof, Plumbing, Electrical, Heating System, Central Cooling System, Interior, Insulation and Ventilation, and Fireplaces and Installed Appliances.

I am also Certified in Mold Inspection. If you've had any water leaks, rooms with musty odors, or notice high humidity in a room you could have mold in your home.

The only female owned and operated inspection service in the Western Iowa/ Eastern Nebraska area. I cover the following counties in Iowa: Pottawattamie, Mills, Monona, Fremont, Page, Crawford, Harrison, Montgomery, Shelby, Taylor, Cass. I am available six days a week and evenings, to fit into your schedule. H.E.R.S. meets or exceeds industry inspection standards. I provide a FREE 90 day Limited Structural and Mechanical Warranty through American Home Warranty Company.

H.E.R.S. INSPECTION FEES:

$280.00 - up to 2500 sq. ft.
$375.00 - 2500+ sq. ft.
$175.00 - Condos/ Townhomes

H.E.R.S. MOLD INSPECTION FEES:

$100.00 per air sample or swab sample.
If done in conjunction with a Home Inspection, $75.00 per sample

H.E.R.S. RADON INSPECTION FEES:

$100.00 for a 48-96 hour test

I provide a comprehensive, computer generated, room-by-room, and system-by-system report, including digital photos. Please feel free to follow me through the home and ask questions which can be viewed on the Web within 24 hours of inspection.

I also perform draw inspections, insurance & damage inspections, Freddie Mac and Annual Mortgage inspections.
