WHY DO I NEED A HOME INSPECTION?
When buying residential real estate property, you deserve to know the condition of the largest single investment you will make. A Professional Home Inspection by Heck Home Inspections will provide that information in order for you to make an informed decision!

WHAT WILL A HOME INSPECTION COVER?
A thorough Inspection covers everything from foundation to the roof and everything in between. I am available six days a week including Saturdays to provide my clients with a quality home inspection. I specialize in providing Pre-Purchase Inspections for homebuyers but I also provide Pre-listing Inspections for home sellers and Maintenance Inspections for all homeowners. All prices are based on the square footage of the home and begin as low as $295.00!!!

VISUAL EXAMINATION
A home inspection is a visual examination of the accessible components of a home from the foundation to the roof. I can identify non-functioning systems, damaged building components, safety issues, and items that are approaching the end of their service life. A home inspection is not a warranty, insurance program, appraisal, or municipal code compliance check, but it is a tool to assist you in understanding the condition of a home and to help reduce the risk of unanticipated expenses.

SERVICES I PROVIDE:

Pre-Purchase Home Inspections:
Homebuyers need a professional inspection so that they can learn the true condition of the home they are planning to purchase. Few homes are perfect and our quality home inspection can provide the valuable information necessary to make an informed purchase decision. The inspection cost is small compared to the peace of mind that can be gained by knowing the true condition of the property.

Pre-Listing Inspections:
Home sellers can use a home inspection to find items in need of servicing or repair before putting their home on the market. A home that is in top condition is easier to market and attracts better offers. Making repairs in advance helps reduce the stresses for everyone involved with the negotiation and closing process.

Maintenance Inspections:
If you have owned your home for several years a home inspection can provide you with valuable information about needed repairs and necessary maintenance. All homes need regular maintenance and a thorough inspection can help protect the value of one of your largest investments. If no problems are found you will have peace of mind in knowing that you are keeping up with the maintenance needs of your home

WHO SHOULD ATTEND THE INSPECTION?
A typical home inspection takes from 3 to 4 hours to complete. I encourage all clients to attend the inspection so they can see the inspection process, learn about their home, and ask any questions they may have. At the completion of the inspection I take the information I have collected and have an informal oral review about my findings which are then compiled into a comprehensive easy to understand web friendly report.
