Overview: Very nice home in the Oak Run subdivision. No major problems noted, Safety items should be addressed as a Priority however.

  1) Inspector noted that a UltraViolet Sterilizer is installed in the HVAC unit at the Evaporator return plenum.

The UV bulbs installed in these units must be changed on a periodic basis to maintain effectiveness, Inspector suggests contacting manufacturer for information.
 
Exterior  
Foundation material: Poured in place concrete

2) One or more downspout extensions are missing and/or ineffective. Recommend installing extensions such as splashblocks or a drain line where missing, or repairing where necessary so rain water is carried at least several feet away from the structure to soil that slopes down and away from the structure.

  3) Electrical bonding strap (ground wire) is loose at aluminum framing for pool enclosure. Attaching screw is rusted, no connection is being made

  4) Though difficult to see is the A/C condensate drip line elbow. It is almost buried under lawn debris. This area is very wet with water entering the case of the HVAC unit. Inspector suggest this area be cleared and the drain line be relocated away from the appliance case.

5) Shrubs are in contact with siding. Recommend pruning or moving shrubs so there's at least a one foot gap bewteen shrubs and siding.

6) Caulk is missing or deteriorated in some areas. Recommend caulking where necessary.
  7) Garage side door framing, Inspector suggests this area be caulked to prevent water damage

  8) Inspector noted pool "cool deck" has several areas that have what appears to surface cracking, In Inspectors opinion these are minor in nature, no action required.

  9) Inspector noted cabling for pool equipment is not secured and protected against accidental tripping or cutting by lawn maintenance equipment (weed eaters).

  10) Inspector noted minor cracking in stucco finish, these are cosmetic in nature, no action required.

  15) One or more circuit breakers are "double tapped", where 2 or more wires are clamped in a circuit breaker terminal and the circuit breaker was only designed for 1 wire. This is a safety hazard since wires may come loose and cause arcing, sparking and fires. Recommend having a licensed electrician evaluate and repair.
