1) Exterior:   - Driveway is cracked and poses a trip hazard. Recommend having a qualified paving contractor evaluate and repair as necessary to eliminate trip hazard.

2) Exterior:   - Wire connections exposed due to missing cover plate(s) over one or more outlet boxes. Recommend installing cover plates over boxes where missing.

3) Exterior: - Fence is rotted and needs support boards to keep from falling over. Recommended replacing as needed.

5) Roof: - Noted water stains under eaves. Also noted punky plywood sub-roof.

6) Roof: - Recommend cleaning gutters.

7) Attached garage:   - Noted damaged wall area. Recommend having qualified contractor make repairs.

8) Electric service:   - One or more smoke detectors is damaged or missing, and an insufficient number of smoke detectors are installed. Recommend replacing inoperable smoke detectors as necessary, and installing additional smoke detectors as necessary so a functioning one exists in each hallway leading to bedrooms, and in each bedroom. 9) Water heater:   - Hot water temperature greater than 120 degrees fahreneit. Recommend adjusting thermostat so water temperature doesn't exceed 120 degrees to avoid scalding danger. For more information on scalding dangers, visit http://www.tap-water-burn.com/

10) Plumbing and laundry:   - Some, most, or all of the water supply pipes in this structure are made of galvanized steel. Based on the age of this structure, these pipes may be nearing or may have exceeded their estimated useful life of 40 and 60 years. Internal corrosion and rust can reduce the inside diameter of these pipes over time, resulting in reduced flow and eventually, leaks. The inspector performed a "functional flow test" during the inspection where multiple fixtures were run simultaneously, and found the flow to be adequate. For example, the shower flow didn't decrease substantially while the toilet was flushed. Despite this, and given their apparent age, these pipes may need replacing at any time.

11) Crawl space:   - Non-metallic sheathed wiring is unsupported or inadequately supported. This type of wiring should be attached to runners or to solid backing with fasteners at intevals of 4 1/2 ft. or less.
Also noted and circled exposed unterminated wire ends. Recommend having a qualified electrician evaluate and repair as necessary.

12) Crawl space: - Moisture stains noted on sub floor. Recommend consulting a contractor to evaluate and make corrections.
