Exterior
1) - Wood damage to front windows on 2nd and 3rd floors.

Attic
4) - No access hatch was found for the attic. The inspector was unable to evaluate the attic, and it's excluded from this inspection. Recommend having a qualified contractor install access hatches as necessary and as per standard building practices to allow periodic evaluation of attic spaces.

Plumbing and laundry
6) - Washer shutoffs located in crawl space and uses multiple hoses to connect. Have plumber install correct shutoffs at laundry.

Fireplaces, woodstoves and chimneys
7) - The masonry chimney's mortar is deteriorated and should be repaired to prevent further, significant deterioration. Recommend having a qualified chimney service contractor or mason evaluate chimney and repair as necessary. This will likely require repointing the mortar.

Crawl space
9) - Many additional posts (20-30) installed and very few have footers. Most sit on flat untreated board on soil. Treated lumber must be used and correct footers be installed.

10) - 2x6 wood joists used to support poured concrete front porch. Wood damage observed and visible dip in surface. Have evaluated by engineer or qualified contractor for structural stability of slab.

11) - Damaged rim joist at front of crawl space.

Basement
12) - 10 to 12 support posts have been added. No indications that footers have been installed.

Interior rooms
13) - Floors in one or more areas are not level. Significant repairs may be needed to make floors level, such as repairs to the foundation. A qualified contractor should evaluate and make repairs as necessary.
