2) Safety, Minor Defect - One or more wall-mounted exterior light fixtures have wiring that's subject to water intrusion due to caulk not being installed around the light fixture's back plate. Caulk should be applied around the perimeter of back plates where missing. A gap should be left at the bottom for condensation to drain out.

3) Repair/Replace, Evaluate - Upper window at front has a moulding failure, recommend having a window repairman replace moulding.

5) Repair/Maintain, Evaluate - Cracks, in one or more areas of the stucco. A qualified contractor should evaluate and make repair stucco siding as necessary. Stucco cracks at ceiling of patio cover lower and upper level appear to be either stress or settling related.

8) Safety, Repair/Replace - The exterior doors on both garages doors are of hollow-core construction rather than solid core. This may represent a security hazard since these doors are easily broken. Hollow-core, exterior entrance doors should be replaced with solid core doors by a qualified contractor. Note: The entrance door to the single car garage shows signs of water damage and the skin looks warped.

26) Evaluate, Comment - Oven / microwave work and are in good shape. Cook top, I tested all burners lite and work correctly. Hood vent works as well as light. Disposal works well.
Note: Box housing hood vent is not installed correctly, it is loose and separating.

27) Repair/Replace - The Jack and Jill bath upstairs with a shower does not have an exhaust fan installed. Moisture accumulation will occur and may damage the structure. Even if the bathroom has a window that opens, it likely does not provide adequate ventilation, especially during cold weather when the window is closed. A qualified contractor should install exhaust fans as per standard building practices where missing in bathrooms with showers.
28) Repair/Maintain, Comment - One or more faucets are reverse-plumbed, where hot water flows when what should be the cold water faucet is operated, or when the single faucet is set to the cold setting, and visa versa.

Location both upstairs bathroom lavatories.

29) Repair/Maintain, Comment - Caulk is missing or deteriorated above one or more bathtubs, where the tub surround meets the tub. It should be replaced where deteriorated and/or applied where missing to prevent water intrusion and damage to the wall structure. Location master bath.

31) Repair/Maintain, Comment - Minor cracks were found in walls in one or more areas. They appear to be a related to settling. Client may wish to repair these for aesthetic reasons. Mainly at arches and doorways, walked with client and discussed this issue. Note: I did not photo or record all locations.

32) Comment - Minor cracks were found in ceilings in one or more areas. They do not appear to be a structural concern, but the client(s) may wish to repair these for aesthetic reasons.
33) - A complete hot check (electrical check) was completed. (1) ceiling light at hallway between kitchen and dining room did not work (possibly just burnt bulb). Not e: outlets in dining room are Gfic protected. If not working reset the gfic outlet Right fo cooktop.
