Identification of Issues Discovered During a Home Inspection


We are trained specialists equipped with the proper tools to discover issues that often times are not seen by the average homeowner.



Loose live wires are discovered in all areas throughout many homes. Not only is
this a serious safety hazard for homeowners but it could also result in damage to a home's
entire electrical system.



Infrared thermometers are used to provide an instant reading of the hot water
temperature. In this case, the hot water temperature is greater than 120 degrees
Fahrenheit. This is a safety hazard which can be fixed by adjusting the hot water system's
thermostat to prevent the risk of scalding.



Rot was found at the base of the stair stringers due to improper installation. Any
type of wood, treated or untreated, should never come in direct contact with with soil. A
qualified contractor should replace the stair stringers with proper building material and
install a masonry footing.



The ridge beam on this roof is sagging in the middle of the span. There are many
different reasons why this could occur, potentially resulting from serious structural issues
observed within the home.



Severe water stains were found near this toilet flange from floor above. Moisture
meter readings indicate that the materials are free from moisture, even after the fixtures in
the bathroom above were fully inspected and operated. Therefore we know that this was a
leak in the past. Recommend monitoring these areas in the future, and if leaks are found,
have a qualified plumber evaluate and repair as necessary.



This garage sub-panel has solid-strand branch circuit aluminum wiring.
This type of aluminum wiring is a potential fire hazard. Problems due to expansion
and contraction can cause overheating at connections between the wire and devices
such as switches and receptacles, or at splices.
