3) Roof and Ventilation: - Recommend roofing contractor evaluate roof and repair or replace roof as necessary

4) Roof and Ventilation: - Recommend cleaning gutters.

5) Roof and Ventilation: - One or more downspout extensions are missing and/or ineffective. Recommend installing extensions such as splashblocks or a drain line where missing, or repairing where necessary so rain water is carried at least several feet away from the structure to soil that slopes down and away from the structure.

6) Walls Windows and Doors: - Appears heat from grill warped siding.Recommend grilling a safe distance from house and having qualified person repair warped sections as needed.

7) Exterior and Landscaping: - Tree(s) in contact with siding. Recommend pruning or moving tree(s) so there's at least a one foot gap between tree(s) and siding.

8) Exterior and Landscaping: - Small area of deterioration of concrete. Recommend qualified person repair as needed.

9) Attached garage: - Garage-house door isn't auto-closing. Recommend installing hinges with springs or an automatic door closing device so door closes automatically to prevent vehicle fumes from entering building.

10) Attic: - Attic has no access. Recommend qualified person install access point to better assess attic conditions.

13) General Interior: - Outlet in master bedroom located between bathroom and closet was loose. Recommend qualified person repair as needed.

14) General Interior: - Minor damage to wall in upstairs bedroom due to missing door stop.Recommend installing doorstop to prevent further damage.

15) General Interior: - Crack in drywall above doorway in master bedroom. Recomend qualified person repair as needed

19) Basement: - Some minro vertical cracking in drywall corners. Recommend qualified person repair as needed

21) Heating: - Recommend that this system be serviced every two years in the future by a qualified heating and cooling technician.

24) Safety Concerns: - Area around Water Heater and Furnace should be clear of all combustible material as this could pose a fire hazard.

25) Safety Concerns: - Stairs leading to basement would be safer with installment of a hand railing.

26) Safety Concerns: - Outlet in master bedrom located bewtween closet and bathroom was loose. Recommend qulaified person repair as needed
